Charming villa for holidays in Tuscany with swimming pool in the beautiful countryside surrounding the medieval city of Cortona, centre of many important national and international cultural events.In the Ground floor there are entrance; living-room with fireplace, couches and satellite TV with direct access to the garden; fully furnished kitchen (oven, dishwasher, microwave) and dining area; pantry; large bathroom with shower and laundry (washing machine and iron); two double bedrooms, one of them with direct access to the garden.
In the first floor there are a large master bedroom with balcony, two double bedroom; extra-large bathroom with shower and bathtub. in 2 of the bedrooms there is air conditioning.
For families with children , we include a bed , a chair , the regulator for the water and a bowl for the baby bath and there is also a first aid kit .
Bed linen and towels, electricity, Internet Wifi are included.
All around the villa there is a private garden of 1400 square meters. equipped with swimming pool (9 x 4 mt – maximum depth 2 meters – open from May 1 to September 30), barbecue and private parking.
Wi – Fi is free.
The independent heating is paid based on consumption at a cost of € 4.50 / hour.
The cost of air conditioning is € 50 per week.
In case of stay with animals, allowed by the owner, there is an additional cost of 50 €/each.
To buy km0 fruit and vegetables in the opposite house opposite is a lady with a very well-stocked garden.

The villa is located in etruscan land of Val d’Esse , between Tuscany and Umbria, in a very quiet location enjoying nice views over the surrounding landscape. It is comfortably furnished in a traditional Tuscany manner.
The ancient town of Cortona is 3,9 km, Lake Trasimeno -with equipped beaches- 20 km, and Perugia is 48 km. Assisi, Siena and Florence are easily reachable.
For stays longer than 7 days, it is mandatory to carry out subsequent cleaning on a weekly basis at a cost of € 200; cleaning takes place every Saturday (3 hours) and change of linen.
Extra cleaning cost (on request): € 12.00 / hour
For bookings from 11 May to 21 September, the minimum stay is 7 nights, with arrival and departure only on Saturday.
A few minutes drive there is a supermarket, a bar, a newsstand and several typical restaurants.
